What to know before you buy in Central Point

  • Compare older and newer areas. Central Point has established streets near its original downtown and newer subdivisions. Age, lot size, and upkeep can differ a lot, so it helps to see both before you decide.
  • Read HOA documents early. Some newer subdivisions have a homeowners association with rules and dues. I help you get those documents and review them during your inspection period.
  • Check your commute. Medford is next door and the freeway is close, but the exact street still changes your drive to work, shopping, and the airport. Try the route before you make an offer.
  • Be ready to move. Homes here spent a median of 24 days on the market last quarter. A pre-approval letter in hand helps you move quickly when the right home comes along.

Manufactured homes in Central Point

Open manufactured home parks with Central Point addresses appear in the state’s park directory.1 If you find a manufactured home on its own lot inside city limits, ask the City of Central Point what is allowed before you plan an addition or a replacement home,2 and ask your lender early whether the home qualifies for the loan you want.

Selling a Central Point home

  • Price your home based on comparable sales. Buyers here often look in Medford too, so I compare your home with Central Point sales and the closest competing listings.
  • Slightly more homes for sale. 51 homes were listed on Sept. 30, 2026, compared with 46 a year earlier. When buyers have choices, condition and price matter more.
  • Provide important property details upfront. Buyers compare updates, the age of the roof and the heating and cooling systems, HOA details, and the lot. We put those facts in the listing.

About Central Point

A post office named Central Point opened in 1872 at a crossroads in the middle of the valley. When the railroad came through in the 1880s, the town moved about half a mile west to be near the tracks, and it incorporated in 1889.3 The Jackson County Fairgrounds, known as The Expo, was built in 1974 across Interstate 5 from town.3
