Buying in Eagle Point: what to check

  • Wells and septic. Many rural homes have a private well and a septic system. If the home is served by a domestic well, Oregon requires the seller to test it for arsenic, nitrate, and total coliform bacteria after accepting an offer and share the results with the buyer. Irrigation-only wells, spring wells, and wells on undeveloped land are exempt.1 You can also ask for septic records and hire your own inspector.2
  • Water rights and access. On acreage, ask whether irrigation water rights go with the land3, how the property is reached, and whether there is a shared road agreement.
  • Flood maps near the creek. Little Butte Creek runs through town.4 For any property near it, look it up on FEMA’s flood maps before you commit.5
  • Insurance and outbuildings. Get insurance quotes early on rural homes, and ask whether shops, barns, and other buildings had permits.

Manufactured homes in Eagle Point

The state’s park directory shows open manufactured home parks with Eagle Point addresses.6 For a manufactured home on a rural parcel, the well, the septic system, and the foundation can all affect financing, and land outside city limits follows Jackson County rules.7 Check the title or deed records early to confirm the home and the land are sold together.

Selling in Eagle Point

  • Have your records ready. Well logs and test results, septic records, water-rights papers, and any surveys help buyers and lenders move faster.
  • Plan for the timeline. Existing homes spent a median of 28 days on the market last quarter. We set the price and the showing plan with that in mind.
  • Competing with new construction. Last quarter, 6 new-construction homes sold here. If yours is a resale home, we show buyers what they get for the price, such as the lot, landscaping, and upgrades.

New construction, land, and investment in Eagle Point

Six newly constructed homes sold in Eagle Point during the third quarter of 2026, with a median of 209 days on the market. Since that is a small number of sales, negotiating opportunities depend on the specific home, builder, and current competition. Even on a new home, hire your own inspector. For land, the questions are zoning, lot size, water source, septic approval, power, and whether the parcel is inside city limits or under Jackson County rules.7 Rural homes across Jackson County sold for a median of $667,000 last quarter (137 sales, all acreage sizes), so plan a different budget for acreage than for a home in town.

About Eagle Point

Eagle Point started as farm country on Little Butte Creek. The Snowy Butte Mill was built there in 1872, and the town incorporated in 1911 after the Pacific and Eastern Railroad arrived.8 That water-powered grist mill, now the Butte Creek Mill on North Royal Avenue, is listed on the National Register of Historic Places.84 Agate Lake, a Jackson County park off Highway 140, is about 14 miles northeast of Medford.9
