Buying in Grants Pass: what to check

  • City or county? Inside city limits, the City of Grants Pass handles zoning and permits.2 Outside, it’s Josephine County.3 That matters for additions, second units, shops, and land divisions.
  • Compare the two ZIP areas. The 97526 and 97527 areas had similar median prices last quarter ($380,000 and $375,000), so the right home comes down to the property itself.
  • River and creek properties. For homes near the Rogue River or a creek, check FEMA’s flood maps4 and get an insurance quote before you commit.
  • Rural homes and inspections. Rural homes in Josephine County spent a median of 68 days on the market during the third quarter of 2026, compared with 34 days for existing homes in the two Grants Pass ZIP areas. Rural buyers should also plan for property-specific inspections, including wells, septic systems, access, and insurance.5

Selling in Grants Pass

  • Know your ZIP trend. In 97526, the median price was $380,000 (+4.1% from a year earlier, 60 sales); in 97527 it was $375,000 (-2.6%, 67 sales). Your pricing plan starts there and then gets specific to your home.
  • More competition in 97527. Homes listed for sale in 97527 went from 69 to 86 (+24.6%), as of Sept. 30, 2026. Price and presentation matter.
  • Rural sellers: gather records. If the home is served by a domestic well, Oregon requires the seller to test it for arsenic, nitrate, and total coliform bacteria after accepting an offer and share the results with the buyer. Irrigation-only wells, spring wells, and wells on undeveloped land are exempt.5 Septic, water-rights, and survey papers also help buyers move faster.
